We are GX Modular Ltd, and our brand names are Garden Annexes, Annexxa, XB Annexe, St George Annexes and Ivyo.

We’re a “right-sized” company (not too big, not too small), that specialises in the creation of granny annexes. We complete every part of each project with our own teams.

As a small, friendly group of 15 professionals, we’re totally dedicated to the creation of the most beautiful, comfortable and affordable small homes we offer expertise and excellence in our field. So your annexe is completed on-time, in budget and exactly to your specification.

Because we specialise in the creation of garden annexes, and as we ensure quality and focus, we therefore don’t make garden rooms, garden offices, studios, cabins, sheds or any other type of garden structure.

We’re annexe specialists: we’ve been producing annexes for many years and now offer four delightful ranges of annexes, with each style available in 24 different sizes – so there’s one to suit you.

We provide the full service: we manage the whole process on your behalf. We start with an initial conversation about your requirements; manage planning permission; personalise your annexe to your needs; manufacture in our own factory; prepare the foundations, and it’s our own in-house teams that install in your garden.

Of course, we also provide your annexe footings and all the necessary service connections too.

Quality and Customer Service is at the heart of everything we do: we offer friendly, personal, and helpful service and never forget that we’re creating your new home. From our state-of-the-art factory in Suffolk, we install across the entire UK and we use the highest specification materials and very latest CNC manufacturing equipment.

Our unique construction technology used in all Garden Annexes has been developed entirely in house to provide a solid and reliable home for every generation. That means that your home can be craned or wheeled into position or is assembled on-site in just a few days.

A comprehensive 10-year guarantee is backed up with a specification that is designed to last for a minimum of 40 years, and indefinity with a little maintenance once a decade.
