We’re the UK’s leading supplier and we’re based just down the road in Suffolk. We design and manufacture near Bury St Edmunds and we provide a full turn-key installation service across Lincolnshire.

Our in-house teams complete all Planning Permission matters, groundworks, service connections, delivery, installation and decoration for every garden annexe. Over the years we have enjoyed positive planning outcomes with most Local Authorities in Lincolnshire including City of Lincoln Council, Boston Borough Council, East Lindsey District Council, West Lindsey District Council, North Kesteven District Council, South Kesteven DC, and South Holland District Council.

Of course, all annexe prices include installation, VAT and bathroom & kitchen. Our Turn-key prices include all preparation and commissioning work too.

The Full Granny Annexe Service

Deciding upon your own Garden Annexe can be a daunting exercise, and we understand how complicated it may appear. So, from the outset we offer impartial and friendly advice which is focussed around your requirements.

In our own UK office and factory, we design, manufacture and install a personalised garden annex every week. Ours is a full “turn-key” service whereby we complete every aspect of the annexe service, including providing the concrete base, the services, trenching and all the connections. We also undertake all the Planning Permission or Certification requirements that your annexe may require.

But first, once you’ve reviewed our brochures, we’ll visit you to survey your garden and we’ll prepare a suggested layout so you can visualise the space and location that your annexe will enjoy. We’ll assess your site for location, access and the availability of services and we will provide you with a full fixed-price quotation for the full service for the supply of your Garden Annexe.

Then, once we’ve gained the correct planning permission or certification, on your behalf, for the garden annexe in garden we’ll complete the Site Pack (all the necessary preliminary groundwork) which takes about 1 to 2 weeks. We then manufacture each garden home using CADCAM precision cutting equipment so every component is finished to 0.1mm accuracy. This means the assembly of the annexe by our own team is rapid and professional.

The final commissioning of every garden annexe is completed by our own plumbers and electricians who complete the ultimate connections. Finally, we implement the decoration so we handover a beautiful pristine new home to you.

Normally, we complete each project within 6-7 months from the date of your order, (including 3 months for the necessary documentation) but we are typically “on-site” in each location for only approximately 4-5 weeks.
